R: Good morning, Mr. Merler and thanks for your availability. We would like to know the current trend of the luxury real estate market in the reference provinces of your Luxforsale Agency.

DM: Thanks to you for the opportunity. So, in the meantime, I must point out that there are differences according to the provinces. For example, while in Modena and its province the luxury real estate market has not been affected by the inability of foreigners to reach our country, in the other provinces under the agency's competence, the sale of real estate has slowed down: interest from there are foreigners, but little has been achieved in practice.

R: What are the most sought after properties?

DM: So, also in this case there are the necessary differences to do according to the areas. In Tuscany the classic farmhouses with pertinent land are highly sought after. On Lake Garda, on the other hand, the apartments with lake view are strong, obviously equipped with outdoor spaces. In the Livorno area, on the coast, apartments by the sea that enjoy a beautiful view and equipped with every possible comfort are much more in demand. In the province of Modena, on the other hand, we have been witnessing for some time now the new trend of leaving the historic centers to find spaces that favor greater contact with nature.

R: Where do the main buyers of your agency come from?

DM: Among the clients of the agency there are many Italians, but also many foreigners. Most of these come from Germany and England. But there are also Dutch, some Belgians and even Nordic, coming from the countries of Northern Europe.

R: What are the main needs of the buyer and seller of luxury properties, in his opinion?

DM: One of the biggest difficulties we have encountered among foreign buyers who turn to our agency is their innate distrust. Accustomed to transparency and completeness of information, they ask to know everything at the time of first contact. To adapt to this decidedly different mindset from that of us Italians, we have compiled an exhaustive list of all the information regarding the individual properties, and within the agency's staff we also have a German native speaker to facilitate the initial approach with customers who come from this country.

DM: The answer is simple: that of Luxforsale in Italy is an ambitious project, and compared to other agencies it offers greater guarantees of visibility and success. The investment is certainly positive because the portal has characteristics that make it particularly effective and direct. Referral partners are also very relevant, and this makes a difference for contacts and credibility towards potential customers.
