Tourist nautical complex

The tourist nautical complex is located on the left bank of the Natissa River, 9 km from the coast, protected from winds and storms. The Natissa River flows into the Upper Adriatic through the Grado Lagoon and opens into the Gulf of Trieste. This geographical area is of great interest from a naturalistic, historical, maritime, and sports perspective. Near the tourist complex, we find Aquileia. The city was founded in 181 B.C. as a Roman colony and as an offensive outpost for military operations against the Gauls, initially functioning as a military garrison. It gained importance as a commercial emporium, corresponding to the expansion of the ancient settlement, equipped with a river port and splendid public buildings. Skilled artisans were masters of goldsmithing, glass and terracotta work, marble and stone carving, and they created mosaics of particular beauty. With Emperor Diocletian, it became one of the largest cities in the Roman Empire, equipped with a mint and a fleet. After the siege by Attila in 452, Aquileia flourished again thanks to the support of Charlemagne, who allowed the return of Patriarch Massenzio and restored the city to its former glory. In 1420, the Republic of Venice marked the end of patriarchal rule. The UNESCO site "Archaeological Area of Aquileia and Patriarchal Basilica" preserves the remains of one of the largest and richest cities of the Roman Empire, most of which are still to be excavated beneath agricultural fields and the more recent urban nucleus: it is therefore the largest archaeological reserve of its kind, also in relation to the key role that the city and its Basilica played in the evangelization process of parts of Central Europe. Aquileia is primarily known as a Roman city of the late Republican and Imperial period, founded in 181 B.C., but it must be remembered that even before the end of the Western Roman Empire, it assumed a role of absolute importance as an episcopal see: the vitality of the Aquileian Church contributed substantially to the spread of Christianity, becoming a meeting point between the Balkan area, Central and Eastern Europe, and the Mediterranean area throughout history. The Archaeological Area and the Patriarchal Basilica of Aquileia are located within an area of 155.43 hectares, representing the core zone protected by UNESCO. THE PROJECT: The maritime tourist complex is a marina at the edge of the Grado Lagoon. The Dock was built on land adjacent to the left bank of the Natissa River, where two thousand years ago, there existed the ancient Roman port. The marina for sale represents a privileged place between the sea and the mainland. With the possibility of reaching many places of interest. A true shipyard to organize and prepare boats for sailing in the wide lagoon basins in any weather, with trattorias, fishermen's huts, islands, and the famous Sanctuary of Barbana nearby. The investment asset consists of several elements: - The dock has a basin of 29,000 square meters, the perimeter of which is outlined by prefabricated reinforced concrete quays, complete with some electrical and water facilities. Inside, there is a central floating pier (316 steel structure with double T-section beams, walkway made of panels with non-slip larch slats impregnated in autoclave, and floats made of expanded polystyrene cubes coated in cement). From the main pier, there are 5 lateral piers serving 220 berths. - The Warehouse is located on a plot of land totaling 50,432 square meters, completely reclaimed and compacted with a layer of mixed gravel 50 cm thick. - The external area is 5,367 square meters completely paved with "S" type concrete slabs currently used for boat storage. - In the external area on the south side, there is a reinforced concrete square with dimensions of 600 square meters used for dry dock boat work. It is equipped with 2 points for electricity supply with 8 IP 55 sockets of 16A 220V each. The main warehouse, from the 1970s, with three bays with an iron loft and existing gantry structure on the north side bay, has a total area of 3,683 square meters. The structure is iron, with pile foundations, precast reinforced concrete walls. The roof slab is made of galvanized iron trusses and zinc-coated and pre-painted monopanel type sheets. The floor is finished in smoothed concrete with quartz. Access to it is allowed by 6 double sliding door gates, 9 meters long, built with an iron frame structure. The former Carpentry is a small brick structure with two bays and has a total area of 700 square meters. Inside, there are offices covering 80 square meters and a cellar on the lower level. The former Carpentry, completely reclaimed and compacted with a layer of mixed gravel. - The Services Center is located in a building of 635 square meters facing the east side of the Dock, with a belvedere terrace of 160 square meters. The Center was built with a steel frame on pile foundations, brick and Leca block walls, and pre-painted aluminum windows. The Service Center includes offices, the restaurant, brewery, and toilets on the upper floor, and a garage with cold rooms and facilities on the lower floor. - The recently built Swimming Pool has an area of 420 square meters and is sized 20 meters by 10 meters. The structure consists of a reinforced concrete tank, lined with a synthetic material membrane. Equipped with appropriate water filtration and cleaning systems, which are housed in the spaces below the organized center. - External Area of 6570 square meters reclaimed and compacted with 20 cm of gravel, used as a parking area where approximately 150 cars can be accommodated. - There are also sports facilities such as a tennis court. The investment consists of acquiring the entire real estate complex. All berths are owned and not subject to state concession.
