The luxury real estate market is always dynamic, usually affected by the period and the particular economic situation that is experienced. But fortunately there are some realities that, despite the difficulties of the moment, are achieving remarkable results in the sector.
Among these, a special mention should be made to the certified Luxforsale "Sabbiadoro" agency which operates in the province of Udine, led by the owner Halyna Ponomarova. We asked her some questions to understand how the situation is currently presented, and what future developments could be regarding the area of reference of her agency.
What is the current trend of the real estate market in the reference area of your agency, therefore Udine and its province?
The current real estate market in Udine and its province is quite dynamic, despite the scarcity of supply. The number of requests from both local and national customers, as well as international ones, is constantly increasing. The orientation of the buyer nowadays is rather towards new buildings or in any case towards the redeveloped property with modern technologies tending to sustainability, such as smart systems, solar panels, use of low-impact materials environmental, etc.
Were you able, based on your experience, to identify a target clientele that turns to your real estate agency?
The target audience is represented by people who have a good economic capacity. Most of the buyers who turn to our agency are those looking for a second home for use as a holiday home or as an investment. The determining factor that contributed to the increase in demand for high-end second homes was the spread of smartworking. In fact, the flexibility of the working methods allows a wider use that goes well beyond the traditional holiday period.
We work with local customers, mostly from the north east, and also with international customers, which include the closest European countries such as Germany, Austria, Croatia, but also Eastern Europe such as Poland, Hungary, Croatia.
What are the most requested properties at the moment?
The typology of the requested properties are of large sizes with the generous outdoor space, in addition of course to the exclusive context. For the apartments the almost essential characteristics concern the position on the upper floors, the presence of a large terrace and the panoramic or otherwise pleasant view.
In the houses the location is considered a lot, which must be reserved and quiet and obviously the garden of a certain surface that can be used for various leisure activities, from the classic swimming pool and playground for children, up to the riding school or tennis court. The presence of a garage or covered parking space is the must have.
Finally, a further element required in this last period concerns the presence of a room to be set up as a work studio, given the working trend of smartworking I mentioned earlier.
