Our "journey" continues to discover the Luxforsale certified agencies located in various Italian locations. This time it's up to the Elite Immobiliare Srl agency: we interviewed the Manager Mrs. Maia Hristova, to learn about the dynamics and prospects of the market for prestigious properties in the Pescara area and province, in Abruzzo.


What is the current trend of the real estate market in your agency's reference area?
The real estate market in the area is quite fluctuating, there is not a constant flow of demand throughout the year. The local sales that are made mainly concern the purchase of the "first home", a market that unfortunately has fallen in the last year due to the excessive increase in interest rates and renovation costs. The "110 percent" bonus has literally "drugged" the real estate market, generating a shortage of companies available for restructuring and a significant increase in costs, with the consequence of a great drop in the prices of properties to be renovated or even the removal from the market of these properties.
Therefore, the expectations of buyers have become much higher and more demanding, diverting interest mainly to the purchase of new buildings, which in any case are very few and do not meet the demand.


Were you able, based on your experience, to identify a target clientele that turns to your real estate agency?


The customer target that turns to the ELITE agency is medium-high compared to the standard market request (which is around the investment range between € 100,000 and € 200,000). Most of our clients have an investment budget greater than €450,000, and only around 10% have a budget greater than €800,000.


What are the most requested properties at the moment?
The most requested types of properties are apartments in the central and flat coastal area of approximately 120 to 150 square meters, possibly with a habitable terrace and garage.
What are the reasons that led you to create the partnership with Luxforsale for your real estate agency?
The main motivation is to find potential foreign and non-foreign clients who have an investment budget suitable for our property portfolio, considering that we mainly deal with properties considered "luxury" for the area. Added to this is the goal of exclusively acquiring a greater number of these properties.


What are - based on your experience in the sector - the possible future developments of the luxury real estate market in your reference area, and in general?
Abruzzo is a beautiful territory, but in my opinion unfortunately underdeveloped compared to its potential, and also little advertised. However, we are noticing greater interest from foreigners and customers from other Italian regions who are approaching the purchase of properties in the region, to use them as a second holiday home or accommodation / B&B.


In the Abruzzo region there are many prestigious single-family villas of large dimensions and also in excellent locations no longer inhabited by the owners, but which are not of interest for purchase. The ideal vocation of these properties is their transformation into accommodation structures (very lacking in quality and number) or structures for events / ceremonies, and for the development of business activities which instead enjoy greater success, with the prospect of increasing the tourist offer and attraction towards our territory.


Even Abruzzo, as the Manager of ELITE described it to us, is an area rich in interesting real estate solutions for those who want to invest in the field of luxury real estate. It is therefore important to keep an eye on the various proposals in the area to make the right choice.
