What is the current trend in the real estate market relevant to your agency?

So, if we refer to Umbria, customer interest focuses on farmhouses and independent villas with a pool, for a budget starting from 500 thousand euros. In Tuscany, the majority of requests concentrate on historical farmhouses, prestigious residences, and wineries ranging from 1.5 to 10 million euros. In Liguria, customers are primarily seeking homes with a sea view/front, equipped exteriors, for an amount ranging from 1.5 to 10 million euros.

Based on your experience, have you identified a target clientele for your real estate agency?

Assuming it is a medium-high investment target, second homes account for 80% of the requested properties, with 30% of clients being Italian and 70% international.

Which types of properties are currently in high demand?

According to our agency's experience, among the most sought-after properties are typical farmhouses (equipped with all amenities, such as home automation and energy class A, with a pool, panoramic views, close to services, and respectful of privacy). Clients prefer properties ready for immediate occupancy; few are willing to undergo the lengthy renovation process.

What motivated you, based on your experience, to establish a partnership with Luxforsale for your real estate agency?

Our goal is to appeal to a medium-high-level clientele, both in the Italian and international markets. Additionally, we aim to create collaboration opportunities with other agencies within the network.

Based on your experience in the industry, what are the potential future developments in the luxury real estate market in your area, and in general?

In the future, the trend of seeking turnkey properties, featuring high-quality finishes and luxury amenities, will become more widespread. Wineries with buildings to be converted into tourist resorts will be even more sought after, representing a strong attraction for both Italian and international investors.
