It is interesting to dwell on the dynamics and prospects of the luxury real estate sector, because they are always different according to the reference areas. What certainly unites the operators who work in the sector is the attention they pay to the customers they address.

We interviewed Corrado Donetti, owner of Immobiliare Donetti's (province of Imperia) to understand what his future forecasts are regarding the trend of the sector and the experience gained in this field.

What is the current trend of the real estate market in your agency's reference area?

My reference area (province of Imperia) is very varied, in fact the market is made up of both residential and those looking for second homes. Furthermore, a big difference must be kept in mind for those looking for a property by the sea and those looking for a house inland. Having said that, the trend is positive, foreigners in the first place are encouraged to buy in the area for many factors: proximity to Nice airport, climate, culture, food, just to name a few.

Based on your experience, have you managed to identify a target customer who turns to your real estate agency?

The target is medium-high, if we want to give some examples, the classic request concerns the search for an independent villa not very far from the sea (3-4km), up to the luxury villa with sea view and swimming pool or a penthouse facing sea close to services or in any case close to the beaches.

What are the most requested properties at the moment?

Independent houses or apartments with large terraces or gardens (we are still feeling the effects of the lockdown due to covid and the consequent demand for livable outdoor spaces).

What are the reasons that led you to create the partnership with Luxforsale for your real estate agency?

I believe that in my area there are many real estate agencies that have been working in the same way for decades (and evidently with results if they resist crises and ups and downs), but with LuxForSale I think I have started a new form of innovative collaboration which, in addition to the classic customer management can add collateral services of a certain type, which the customer accustomed to luxury will surely appreciate.


What are - based on your experience in the sector - the possible future developments of the luxury real estate market in your reference area, and in general?

I believe that the luxury market in my area will increase for the reasons I listed above and which lead to looking for properties in Italy, but close to the French border, where in terms of prices and taxes one would spend much more. a fact that will also make the rich incline to buy in Italy, keeping an eye on the neighbors beyond the Alps. Outside of my area, I think cities like Milan, Rome, Florence, Venice will never have a crisis in luxury, for reasons of business, culture, or simply a safe real estate investment over time.
