However, when we talk about luxury properties, we enter a very broad and diverse world. In this particular category, at least 11 types of properties can be identified: villas, farmhouses, palaces, apartments, commercial activities, castles, penthouses, offices, lofts, lands, and commercial operations. It is therefore worth delving into the discussion on the most sought-after types of luxury properties in Italy.


Luxury properties in Italy: villas take the lead
Among the most sought-after properties in recent times are villas. A significant fact that evidently reflects the buyers' desire to enjoy some privacy. Villas are generally purchased by foreigners who come to Italy to enjoy vacations, whether short or long, away from prying eyes and ears.
Next in line are apartments and farmhouses. The increasing demand for luxury farmhouses is interesting, a sign that reflects the desire to live in close contact with nature and breathe fresh air. Farmhouses are usually located in the open countryside, where, in addition to privacy, one can enjoy a natural environment away from the chaos and city smog.


Following that, we have penthouses, palaces, real estate transactions, castles, offices, and commercial activities. Lofts and lands seem to be less appealing, no longer garnering the appreciation of the public.


Who are the buyers of luxury homes in Italy?
The luxury real estate market in Italy attracts not only Italian buyers but mainly foreigners. Indeed, 25% of potential buyers come from abroad, mainly from the United States and an increasing share from India.
Somewhat surprisingly, there is a decline in demand from Arab countries such as Saudi Arabia, the United Arab Emirates, and Kuwait, while requests from Pakistani buyers are on the rise. The growth in requests from buyers from the Balkan countries, especially of Albanian origin, is also interesting.
